CHP unit providing base load heat and electricity

Combined Heat and Power:
The installation at Leamington House is an Enviropower CHP plant comprising a spark-ignition 2000cc Perkins 2006 SI gas-engine with a low voltage 3-phase generator. Useful heat recovery is obtained from jacket cooling, oil cooling and exhaust gases to supply the low temperature hot water circuit.

The CHP plant operates during the day period (17 hours) when the value of electricity is the highest.

The CHP plant is interfaced with the BEMS and generates electricity for use by the landlord supply (boiler house, communal areas and lifts),
with excess electricity sold back to the national grid.

The photo shows the pressurisation unit and safety valve, used to maintain a minimum water pressure on the district heating circuit. It is controlled by the BEMS system.

District Heating System:
The original heating systems for Leamington and Solihull Houses were fed from a centralised boiler plant, via a small-scale district heating system.

The centralised boiler plant was located at the end of a two-storey car park between the blocks. The district heating pipe work divided within the boiler house and ran four heating circuits, two circuits to each block.

After entering the tower block the district heating split into 8 risers, which served one dwelling per floor.

The following major works were carried out as part of the new installation:

a) Existing boiler plant removed in entirety.

b) Four new boilers installed complete with ancillaries

  • 2 Wellman Robey, Ygnette 600 kW

  • 2 Wellman Robey, Ygnette 450 kW

c) New pressurisation set installed controlled by the building energy management system (BEMS).

d) Installation of 8 run and standby circulating pumps for heating circuits.

e) New mechanical ventilation and flue arrangement for boilers and CHP engine.

f) All pipe work fully insulated and lagged.

g) New mains distribution pipe work installed to supply Leamington and Solihull Houses in specially made insulated ducts.

h) Extensive modernisation work in both flats and communal areas:

  • New hydraulic board in each flat to control heat and hot water.

  • New HWS cylinder and CWS tank.

  • New thermostatic radiator valve and lock shield valve fitted to each radiator.

  • Fully insulated riser pipe work boxed in to corridor areas.
