128 new dwellings are situated in 7 buildings. Compact buildings give a energy-efficient building concept and great free areas between. The buildings are opened to the south east and south-west with the living rooms and the children rooms. Here are wooden walls and big windows. The other sides have the entrances and are more closed. The dwellings and the free areas have great living comfort. The dwellings are social-founded and for rent, but with highest technical standard. Special for the projects are the energy concept, the social concept and the planning of the green areas.

The whole area of the "Stieglgründe" is more than 10 ha. In 1996 a master plan for this area was planned. Winner of this competition was Arch. Prof. Meuwissen from Amsterdam. In this plan was fixed where the sport areas, the new dwellings, the dwellings for the edged people and the kindergarten have to be situated. In 1999 an architect competi-tion for the dwellings was started. Winners were the architects Schwarzenbacher und Oberholzer from Salzburg.

Monitoring results:

The energy consumption for heating and domestic hot water was predicted to be max. 60 kWh/m². The monitoring in 2003 showed that the actual figure was 77 kWh/m². One reason for not reaching the predicted figures could be room temperature. The predicted figures assume 20 degrees. Monitoring showed temperatures between 22 and 25 degrees. Each degree higher room temperature means about 5% higher energy demand.
